How to sell your home in 30 days or less for top market price.

Folks, it has to be done right.  First step, talk to at least 3 Realtors.  Which one are you most comfortable with, not the one who said your house will sell for the most money.

Second;  set a plan for action.  What has to be fixed, painted or taken out of the house to make it look its best.

Third;  While you are doing the fix up, clean ups, call in an Appraiser.  See what they are saying about the market.  They have no skin in the game, not looking for your listing.  Listen to them. They charge around $350.00 but you can get that fee refunded at closing, ask me how.

Fourth;  Now call in the Realtor you like best, make sure he is on board with that appraisal.  Make him/her list all the things they will do for you.  In writing. Understand the issue of compensation. Keep updated as the sale goes forward.
